Re : Mode of Operations

The following is to reiterate Able Properties Limited’s Mode of Operations with regard to the following :

Able Properties Limited welcomes all listings from your organisation that you have obtained directly from the owners of the property.

• At the time of forwarding a listing in writing to Able Properties Limited, we would be appreciative of you acknowledging your fee arrangement with the owner at the first instance.
  

  Able Properties Limited will revert back to your office confirming the acceptance of the listing or will indicate to you why the listing cannot be accepted (either because it has been listed directly by the owner or by another broker).

• Once the property is listed in your name, Able Properties Limited is unable to accept the same, through any other source even the Owner, unless identified that you have no direct contact with the Owner.
• When listing properties, it is necessary to clarify whether the premises is available for sale or lease, as two separate individuals may list the same property with us, one on the basis of a sale and the other for lease.
  
  

While listing properties, the following details are essential :

Name of the Building
Location / Address
Floor level / Unit No
Built up Area (Sq. Ft.) as per purchase document
Carpet Area (Sq. Ft.) as per purchase document
Transfer charges per Sq. Ft.
Outgoings (Inclusive of municipal taxes)
Lease Period
Lease / Sale Terms
Brokerage / Fees you will be earning from the Owner

 

If any client of Able Properties Limited requires inspections of the premises listed by your company, then either one of our executives or I’ll contact your office to arrange a suitable inspection time.
We welcome a representative from your organisation at all inspections. In some cases, where our clients require confidentiality, we may not be able to reveal their name until the negotiation stage however, if this is not the case, we would be happy to reveal their name at the time of inspection.
Working as consultants to our Clients, we require to have a prior inspection of the premises, in the absence of our client, so that we can accordingly recommend the premises to our clients.

• In the case of emergency, when an executive from Able Properties Limited is unable to view the premises prior to the client’s visit, we will rely on your factual description of the premises.
  
  

It is most important that we work together with the client and owner towards negotiating an acceptable transaction.

• Contribution from both parties at the legal documentation stage can often expedite matters to conclude transactions in a much more efficient manner.
  
  
  

• As long as both Able Properties Limited and you advice each other at the first instance of our respective fee arrangement (prior to inspection) we can take one of the following courses of action :
  

  If both parties are retained on an equal fee, either 1% or 2% each, then each party will keep their fees.
  If it is agreed, fees will be pooled and split. Able Properties Limited assumes your organisation is retained on a minimum of 2% fee in case of sale and a minimum of one months compensation and 1% of Deposit in the case of Leave and License arrangements for the purposes of pooling fees.
  

1. If the fee earned is in excess of the above mentioned minimums, the same will be pooled and split equally.
   
   

• As regards a third broker, Able Properties Limited will not entertain a split in the fees with that broker. As requested earlier kindly list only those properties which are directly with you.
